ARCHITECTURAL CONTROL COMMITTEE

Bent Tree North has an Architectural Control Committee (ACC), comprised of several members of the BTN HOA board and an architect who lives in BTN with extensive knowledge of Dallas City codes.  While technically the ACC is not part of the HOA, it is a committee required by the restrictive covenants for each of the 4 phases of BTN.
 
Does my home construction project need Architectural Control Committee approval?
 
All homes in BTN are subject to restrictive covenants that require ACC approval of certain construction or renovation activities.  The covenants differ across the 4 phases of BTN, but a good rule of thumb – if you are making a modification that would materially change the structure of your home, fence, or standalone structure, or you are seeking to do something that would vary from what the covenants require, you likely need ACC approval.  Here are some common examples of projects that require ACC approval:
 
  • Erecting or altering any building – such as a home tear down and rebuild, or renovations that would change the exterior structure/footprint of your home.
  • Modifying the material, height, or location of any fences.
  • Constructing a porte cochere or building any new garage or carport.
  • Solar roof projects.
